Benefits

Why Our Pit Waterproofing Approach Works Better

Negative-Side Sealing

PMCM technology bonds with concrete from the inside, creating a continuous waterproof barrier regardless of water entry point, more effective than injection methods.

2-3x Lower Cost

Negative-side sealing costs significantly less than pressure injection methods. More of your budget goes to solving the problem, not expensive equipment.

Turnkey Solution

We handle water removal, surface preparation, waterproof coating, sump pump installation, and mold remediation coordination, one contractor, complete solution.

ASME A17.1 Compliant

ASME A17.1 requires pits to be kept dry. Our waterproofing brings your pit into compliance and keeps it there, preventing inspector citations and elevator shutdowns.

Process

Our Waterproofing Process

01

Assessment & Proposal

We inspect your pit to understand water intrusion source, extent of damage, and related issues. You receive a detailed proposal before any work begins.

02

Water Removal & Preparation

We remove standing water, clean the pit, and prepare all surfaces for optimal coating adhesion.

03

PMCM Application

Our technicians apply the negative-side sealing material according to manufacturer specifications, creating a durable waterproof barrier.

04

Sump System & Verification

For pits requiring ongoing water management, we install sump pumps with oil separators. We verify effectiveness and provide complete documentation.

FAQ

Common
questions.

Have more questions? Contact our team or call (425) 821-7289.

Why is water in an elevator pit a serious problem? +

Standing water creates electrical hazards for technicians, can compromise safety device operation, accelerates corrosion of pit equipment, contaminates hydraulic oil, leads to mold growth, and violates ASME A17.1 requirements, potentially resulting in elevator shutdown.

What is PMCM negative-side sealing? +

PMCM (Pressure-Applied Masonry Coating Material) is applied to the interior pit surface, the 'negative' side relative to water pressure. It chemically bonds with concrete to create a waterproof barrier that handles water regardless of entry point, without requiring excavation.

Do you also install sump pumps? +

Yes. For pits with ongoing water management needs, we install sump pump systems with oil separators. These OSHA-compliant systems handle residual water and prevent environmental contamination from hydraulic oil.

Can you handle mold that has already developed? +

We coordinate with remediation specialists to address the complete problem, not just the water source. We manage the process so you deal with one point of contact.

How do I know if my pit needs waterproofing? +

Signs include: standing water in the pit, water stains or efflorescence on pit walls, musty odors from the elevator shaft, rust on pit equipment, oil-water mixing in hydraulic systems, or inspector comments about moisture.
